Brickfield is a new development launching in Honeypark, Glenageary. Last year all 65 homes in the first Honeypark scheme sold. The four-bedroom houses had asking prices from €435,000 for properties of about 139sq m (1,500sq ft). These are now all fully occupied and the surrounding parklands are completed, with residents and their children already making full use of the well designed playground.
Through agents Hooke and MacDonald, Cosgrave Developments are now releasing the first 15 of 60 homes in their Brickfield scheme. These four- and five-bedroom brick-fronted houses are built to a completely different design and are more traditional in character than the neighbouring Honeypark houses.
The asking price for these homes, which measure 198sq m (2,131sq ft) is €565,000.
These three-storey houses are bigger in every sense. Floor-to-ceiling heights on the ground floor are 2.65 metres, 25cm higher than standard. The windows are about 30cm longer than standard frames. This gives a great sense of space to the houses which comprise a formal livingroom to the front and a good-size kitchen/dining/family room to the rear overlooking the fully landscaped back garden.
Technically, these houses have five bedrooms but in the showhouse the interior design company Brian S Nolan has commandeered one of the finest bedrooms in the house – it spans the width of the property on the first floor – and turned it into a TV room. It’s a smart use of the space.
There are two spacious bedrooms on this floor and another two on the second floor. The master bedroom is on the second floor and shares the bathroom with the second bedroom. All bedrooms have plenty of built-in wardrobe space with plenty of room for homework desks too.
The kitchens come fully fitted with appliances, quartz countertops and tiled flooring and have large utility rooms fitted with washer and drier and with storage space factored into their design.
The fit-out includes smart, solid oak doors throughout.
Separate entrance
The homes have tiled halls, a fully fitted ground-floor wc, a fully fitted and tiled roomy family bathroom with separate bath and shower on the first floor and another good-size bathroom similarly finished on the second floor.
The A-rated houses come with a heat-recovery ventilation system, an A-rated gas-condensing boiler situated in a large space filled with storage shelving off the fourth bedroom, and a solar panel on the roof.
On a per square metre basis these homes, while at the upper end of the new homes market, will cost €2,853psm compared to a 2012 price of €3,129psm at neighbouring Honeypark.
Brickfield will have a separate entrance to Honeypark. It will be situated on Maypark Avenue.
Of the 15 houses coming to the market today, half will have east-facing gardens. The others will be west-facing. Each house has two parking spaces to the front.
Landscaper Derek Joynt, who has worked with Cosgrave Developments on many of their projects, has done a lovely job on the exterior, repurposing fallen trees to create delightful little places for kids to play.
Honeypark is set back from the road behind Park Point, a new shopping centre with Tesco Express, which is set to open this summer with Boots and Costa Coffee as anchor tenants.
