Modern home on Eglinton for €2.75m

Detached four-bed house in Dublin 4 with south-facing rear garden

The most recent sale on Eglinton Road, Dublin 4, took place last month when number 85 went for auction. The AMV was €1.8 million and it sold under the hammer for €2.6 million. That house is an imposing Victorian redbrick in need of substantial renovation to turn it into a family home.

Now a house nearly opposite that strong seller has a for sale sign and, not surprisingly, as this is a road where house styles vary widely, number 72 is a very different proposition. Lived in by the same family for more than 25 years, it’s a slightly more modern house than its Victorian neighbours, and is a two-storey double-fronted detached property, in walk-in condition with four bedrooms and a fine south-facing rear garden. The house extending to 280sq m (3,000sq ft) is for sale through Gunne for €2,750,000.

The current owners extended the house to the side and reorganised the ground floor layout so that the focus is to the back, with three interconnecting reception rooms looking out onto the sunny, beautifully maintained 35m (115ft) garden.

The rooms open to the garden too, with three sets of double doors giving access to a sunny patio that runs the width of the rear of the house. The kitchen is to the front and is fitted with smart country-style units. The timber cupboards are painted cream and topped with granite, and there is a large island unit and an Aga.

As in other rooms in the house, there is a stained glass window, an attractive piece of architectural salvage that adds colour and atmosphere to the room. There is another livingroom on the other side of the hall and, as in other rooms, it has custom-built fitted bookshelves and storage. Also at this level is a large utility room, a guest toilet and a shower-room.

The entrance hall is spacious and bright, and upstairs on the first floor there are three double bedrooms, the largest has a full-sized en suite with a free-standing bath and is finished with marble. There is also a large family bathroom. The fourth bedroom is in the attic conversion and it has its own en suite.
