Dublin 4/from €275,000: A contemporary scheme of new apartments and duplexes in Dublin's south docklands launches from plans today, writes Kate McMorrow.

Another new apartment scheme in the south docklands launches from plans today with the Hooke & MacDonald agency.

Bookings are being accepted in a marketing suite overlooking Grand Canal Dock for 50 apartments at Longboat Quay, the latest scheme by Michael McNamara & Co.

A total of 50 one, two and three-bedroom apartments and two and three-bedroom duplex units are on offer, with prices starting at €275,000 for one-bedroom apartments of 44-51 sq m (500-595 sq ft).

Two-bedroom apartments of 56-88 sq m (605-950 sq ft) cost from €380,000. Prices start at €500,000 for three-bedroom apartments of 82-95 sq m (880-1,020 sq ft). Two-bedroom duplexes of €65-89 sq m (700-965 sq ft) cost from €410,000, and three-bed duplexes of 98-107 sq m (1,060-1,155 sq ft) are from €550,000.

In the majority in this development are two-bedroom apartments and those with south-facing waterfront views will be at the most expensive end of the price range. Longboat Quay is positioned between the Liffey and Grand Canal Dock, with a large expanse of glass at the dock end and a smart contemporary look. Balconies will be large and a central courtyard will be landscaped for residents use.

Specification is high, in keeping with the location, with fully-tiled "pod" bathrooms and kitchens. Kitchens will come with classic oak veneer units, granite worktops and appliances.

Internal doors will also be oak veneer, with painted door frames. Balconies will have structural glass balustrades, with stainless steel handrails and steel uprights. A typical two-bedroom apartment will be laid out with a large kitchen/diningroom and balcony off. Compact kitchens will be separate and both bedrooms will include fitted wardrobes.

The site entrance to the marketing suite for Longboat Quay is via Pearse Street, between the Millennium Tower and the new Gallery Quay development, currently under construction.
