Well over two years after it went on the market (again), one of Dublin’s most prominent landmark sites has finally sold.

Neptune Lodge, the familiar red-roofed house situated between the famous Forty Foot swimming area and Sandycove beach, is a familiar sight for many Dubliners, regularly commemorated in paintings and photographs.

The 19th century lodge went on the market with a somewhat bullish asking price of €2.5 million in April 2015 which proved at least a €1 million too far, as it's understood it finally sold through Sherry FitzGerald for about €1.3 million.

The 270sq m (2,906sq ft) four-bed is situated in an idyllic location (anyone with even a passing familiarity with the area will know that hundreds of people camp out along its boundary walls at the merest hint of sunshine), but it isn’t the most private of sites.

That said, vendors Eugene and Fiona Kavanagh said it never bothered them. The new buyers, understood to be local to the area, won't be encumbered by planning restrictions either, as the property is not listed, although they will need to adhere to shoreline restrictions.

Good value

Given the location and the potential in a location like that, the final price sounds like the buyer may have got good value.

Meanwhile, other properties in the area have been selling like hot cakes. Only a month after it went quietly on the market this year seeking €3.2 million, Ossory Lodge, a five-bed on the corner of Ballygihen Avenue, owned by developer Robin Power, sold through Lisney for €2.9 million, while Fastnet, his other property across the road, also sold quietly for €2.1 million.

And in another swift sale around the corner, we see that Jerpoint, the elegant former home of former chief justice Tom O’Higgins (and prior to that attorney general Charles Casey) has sold – also through Lisney – for €3.5 million after it came to market seeking exactly that amount in April.
