 Dublin 4: €1.85m

Douglas Newman Good is asking €1.85 million by private treaty for an end-of-terrace townhouse in sought-after Merrion Village. The three-bedroom redbrick has a spacious 207sq m (2,228sq ft) - laid out over three floors, including both attic and garage conversions. Opposite St Vincent's Hospital, close to the Dart and Sandymount Strand, the house is an ideal trade-down home or long term investment. It has a livingroom, diningroom and study on the ground floor, a drawingroom with balcony on the first floor along with two bedrooms while the top floor is given over to a large en suite bedroom.

Blackrock: €1.9m

Lisney has put an AMV of €1.9 million on an interesting 1930s four-bedroom house with a suntrap garden of 0.4 acres in Blackrock, Co Dublin. Iveragh Lodge on Stradbrook Road, which goes to auction on March 29th is close to the junction with Newtownpark Avenue, and set well back from the road behind electronically controlled gates. It's a spacious house with a pristine interior that extends to 205sq m (2,200sq ft) and includes an attractive cedarwood conservatory. The real surprise, however, is the large back garden which is completely private and has a sunny south-westerly aspect.

Dundrum: €1.2m

A house coming up for sale in Dundrum, Dublin 14, has full planning permission for a second, highly distinctive house in the grounds. Property Team O'Mahony is seeking around €1.2 million for the four-bed 1960s semi and adjoining site at 14 Weston Grove. The triangular-shaped house approved for the grounds has been designed by architect Tom de Paor. The detached three-bedroom house envisaged by de Paor is a stand-alone contemporary structure with steeply angular walls, dramatic expanses of glass and open, light-filled interior spaces. The property is close to the Luas and town centre.

West Cork: €1.2m

Sales may be slow in second-hand homes in the city but Skibbereen agent Charlie McCarthy says that the market for holiday homes in west Cork is relatively busy with buyers from Cork and Dublin outbidding overseas purchasers in the best seaside locations. On his books just now is Scairbhin, a house in a glorious waterfront setting 1.5 miles from Union Hall. The four-bedroom house comes with its own pottery studio and grounds of an acre. With its own pier, new owners can putter across the bay to the shops and restaurants of fashionable Castletownshend. The asking price is €1.2 million.

Dublin 14: €550,000

First-time buyers with a bit more to spend should take a look at a refurbished end-of-terrace house at 66 Nutgrove Avenue in Rathfarnham, Dublin 14. Not the most glamorous house on the outside, it has an excellent interior and a surprisingly large back garden with a sunny orientation. Number 66 has just over 83sq m (900sq ft) of living space that has been upgraded with a new bathroom, new heating system and an extended livingroom with French doors to the garden. There is a small study downstairs which could be an additional bedroom. Upstairs, two double bedrooms share a smart bathroom.
