Imposing Victorian home for £1.3 million

Lisney is seeking offers in excess of £1.3 million for Hollywood House, an imposing Victorian two-storey over basement house on 1.75 acres at Mount Anville Road in Dublin 14. Located opposite the gates to Mount Anville School, the distinctive rose pink house backs on to the road with most of its superb gardens to the front. Unusually, the property is being sold by private treaty since the owners did not want the fuss of a public auction and "open house" viewings. Instead, the five-bedroom house will be on view strictly by appointment with selling agent Tom Day.

Hollywood House was built in the Georgian style in the early 1850s and, with its long driveway and sweep of lawn to the front, it looks very much like a small, but grand, country house. Inside it has some 4,500 sq ft of living space and some fine period features.

The principal reception rooms lead off a superb 30 ft long hall that has an elegant staircase at one end. The hallway is warmed by a large solid fuel stove, supplementing the oil-fired central heating.

To the left of the hall is a formal diningroom - a large, rather sombre room with a monumental grey fireplace and black lacquered floor boards. Across the hall are two large interconnecting rooms, one a drawingroom, the other a family room. With the dividing doors open, these rooms run to an impressive 45 ft - big enough for the most ambitious parties. Both rooms have splendid marble fireplaces and the family room has old-fashioned French doors to the garden at the side of the house.

The kitchen at the back of the house is another large room. It has a pleasant country feel, thanks to its timber floor and vaulted tongue-and-groove ceiling. A tiled arch houses an oil-fired Aga cooker. Two rooms lead off the kitchen; on one side is a large study or den and on the other is a fitted utility room with a door that opens directly on to Mount Anville Road.

The staircase is lit by a tall sash window that also throws light on to the wide upstairs landing. There are five bedrooms at this level, including the main bedroom, which has an en suite bathroom. There is also a family bathroom and a separate shower room. The basement level is currently given over to playrooms and storage. There is a wide central hall with three big rooms leading off it. The rooms are typical basement spaces with low ceilings.
