Cabinteely: from €1.35m: Eleven contemporary houses in a development near Cabinteely Park have a quality fit-out and a touch of glamour, writes Kate McMorrow
Eleven glamorous detached houses, launching today in Cabinteely, Dublin 18, are likely to appeal to a broad section of buyers, from well-off singles to families upgrading in the area.
Showhouses open for viewing at 11am today.
The four-bedroom houses are part of Brennanstown, a €250 million-plus Tudor Homes development of houses and apartments, just beyond the library in the village, which is almost completed.
On sale through Sherry FitzGerald New Homes, the 163sq m (1,750sq ft) houses are priced between €1.35 million and €1.5 million. David Browne is handling sales.
The two-storey houses are the last word in contemporary style. Interiors are similarly fitted out, with the price depending on garden size.
Everything has been done to attract a demanding buyer who wants an easily-managed home with a touch of luxury.
Gardens are fully landscaped, with decks and fully-planted gravelled fronts with dividing hedgerows.
An outdoor covered hot tub in the back gardens is an unusual standard feature. Windows are large for maximum light and timber-framed.
Tudor Homes sourced many interior fittings outside Ireland and quality is a recurrent theme.
Worthy of note are smart internal doors by Wenge and Wiemann wardrobes from Germany.
Matt chrome light switches and sockets, recessed lighting and extra high ceilings and doorways create a good overall impression.
Off the front hall is a bright sittingroom with cream floor tiles and tall windows looking out to the front deck and gravelled area.
A Riva gas fire is set into the fireplace wall. Doors fold back to a huge kitchen/dining area. Glossy white kitchen units have granite worktops, glass splashbacks and a range of integrated Neff appliances, including a steam microwave and mirror-fronted American-style fridge freezer.
The breakfast bar is inset with two double hot plates and an indoor barbecue. Cream Italian floor tiles are also included.
Leading off the kitchen is a fitted utility room, while a guest toilet and storage cupboard are off the hall.
Bathrooms and en suites are of good quality, with porcelain wall tiles, granite floors and mirror frames and beautiful glass sinks.
The spare, almost Japanese theme extends to the bedrooms, which are fitted with contemporary wardrobes.
The two largest bedrooms include en suite showers, with a third double and one single bedroom.
West facing back gardens are fully landscaped, with a broad deck, lawn, flower beds and a pretty Barna shed accessed via wooden steps.
A hot tub sits in the far corner. Italian cypresses which have been planted in each front garden are already almost to roof height. Newly-planted trees line the entrance to the Brennanstown site and care has been taken with general landscaping.
A new eight-acre linear park in front of Brennanstown will link with Cabinteely Park.
People have moved into earlier phases and the development has a settled look.
There is parking for up to three cars at the front of each house and additional guest parking in an underground car park beneath a central garden.
Completions are expected from June this year onwards.
One remaining block of apartments at Brennanstown will be launched later this spring.
