Brittas Bay/€475,000: It's just a short skip down through the dunes to the sea from this summer house at Rockfields in Brittas Bay. The three-bedroom house, part of a 1970s development of about 20, is for sale by private treaty at €475,000 through Sherry FitzGerald O'Gorman in Wicklow town.

According to director Sonya O'Gorman, summer houses around Brittas are "flying" at the moment. The good weather is bound to be a factor, but as always, the convenience of Brittas Bay makes it very attractive to Dublin buyers, who can now get there even quicker because of the improved N11. Rockfields adjoins the Jack's Hole development, where front line mobile homes change hands for €250,000 or more.

At Rockfields, most of the houses are low bungalows set around lush communal gardens. Number 7 has been in the same family since the 1970s and it looks like many another low maintenance holiday homes. Inside it has around 84 sq m (900 sq ft) of space including a spacious sittingroom with views over the sea. The house has been very well kept, though new owners will undoubtedly want to make it their own. The main selling point here is the direct access to the sea via a sandy beach path. Heaven for young children, but at a price.
