Dublin4/€1.8m: A terraced period home with a separate two-bed apartment at garden level has had a major overhaul. Never lived in, it is now for sale with all its contents. Eoin Lyons reports
A terraced house at the Baggot Street end of Haddington Road,Dublin 4, which is to be auctioned by Hamilton Osborne King on October 7th with a guide of €1.8 million, offers a number of possibilities to new owners.
The garden level of number 55 is completely separate from the two floors above and has been converted into a two-bedroom apartment. There are also two bedrooms in the upper part of the house, so an investor could rent both parts separately.
Alternatively, new owners could live upstairs and rent out the apartment below. The third option might be to reconnect both parts of the house and turn it back into a family home. There is 206 sq m (2,213 sq feet) over all three floors.
It has recently had an overhaul from top to bottom, has never been lived in and will be sold with all contents, from appliances to furnishings chosen by an interior designer.
The interconnecting livingroom-cum-diningroom at hall floor level is well finished with new wood floors and period chimney-pieces. All the small details have been upgraded - spot lighting, new skirting boards, new windows and so on - and the house has been extended to the rear.
This space houses the large kitchen, a very pleasant room with plenty of windows out to the south-facing garden (which is not overlooked thanks to a bank of tall trees). Appliances here are by Whirlpool and the units are a neutral cream. There is a deck balcony off this with steps leading to the garden. Also at this level is a small toilet. Upstairs are two double bedrooms, one en suite.
The garden-level apartment has a living area to the front that opens into a good-sized kitchen, complete with American fridge. Off a corridor with double doors to a patio area are a bathroom and two double bedrooms, one of which also has double doors to the garden.
