A development of upscale apartments hidden away down a driveway on Anglesea Road in Ballsbridge has views of Herbert Park, the River Dodder, Merrion cricket grounds and the RDS.

The first 11 of 25 apartments in Dunluce went on sale in September 2016. Now the remaining 14 are for sale through joint agents Hooke & MacDonald and Lisney, costing from €775,000 for two-beds and from €1.7 million for three-bed penthouses. There are three penthouses for sale, and 11 two-bedroom apartments.

Architects DTA won this year’s Royal Institute of Architects of Ireland (RIAI) award for best housing for the development of four low-rise buildings in prettily-landscaped grounds. The four cube-shaped blocks – ranging in size from three to six floors – are clad in a specialised glass, Lithedecor, giving a shimmering green appearance to the exteriors. Walkways across water features connect the four buildings in the very private grounds.

Dual aspect

The apartments are all dual aspect, with good-sized balconies, floor-to-ceiling double-glazed windows in most of the rooms (with unusual narrow side vents that can be opened), smart high-gloss kitchens from Kitchen Elegance and Villeroy and Boch bathrooms. The show apartments are fitted out with fashionable grey-painted interiors.

A two-bed show apartment in Block C (the four buildings are called Anu, Bevin, Coll and Danu) has a long living/dining/kitchen space, with the kitchen concealed behind a part-wall at one end. Floor-to-ceiling windows overlook Merrion cricket pitch, while sliding doors at the other end open on to a good-sized balcony overlooking Anglesea Road rooftops to the RDS grounds. There are two double bedrooms, the main one en suite, off the hall, as well as a family bathroom and a small utility room.

This 86.5sq m (932sq ft) apartment with a 7.6sq m (82sq ft) balcony costs €850,000, and has an annual service charge – like all the two-beds – of €4,500.

Large balconies

The penthouse apartment in Building B – one of three penthouses for sale – has large balconies and views of the surrounding neighbourhood that include a glimpse of the Aviva stadium roof. The kitchen in this apartment is separate from the long livingroom/diningroom, opening back into the hall. Two of the three double bedrooms both open onto balconies; the wide main bedroom doesn’t, although it looks onto a narrow stretch of balcony through floor-to-ceiling windows. There’s a skylight in the fully-tiled shower room, as well as one over the hall.

This 153sq m (1,648sq ft) penthouse apartment with 44sq m (469sq ft) of balcony space costs €1.7 million and has an annual service charge of €6,000.

The fourth penthouse is currently available to rent for €4,500 a month through agent Hooke & MacDonald.

Dunluce is built by Blackhall Green Homes on the grounds of a detached five-bedroom house of that name bought by developer Tom Bailey for €6.2 million in 2005.

Bailey and his brother Michael were disqualified from acting as company directors for seven years in 2013 following findings of fraud and misconduct at their company Bovale Developments. Bovale's loans were transferred to Nama in 2010.
