Cork: €420,000:Families planning to move house in Cork city will be interested in a new release of houses and duplexes at Eden, a Pierse Homes development in the grounds of the former Ursuline Convent at Blackrock, Cork.
Joint agents Lisney Cork and Hooke & MacDonald will be opening show houses this Saturday and Sunday on the site, where the original formal gardens are a strong selling point.
These have been augmented by landscaped courtyards with mature planting. A total of 70 units are on offer this weekend, in a mix of duplexes and four-bedroom mid and end-terrace houses.
Prices begin at €420,000 for good-sized two-bed duplex units of 90sq m (968sq ft). Three-bedroom duplexes of 110sq m (1,180sq ft) cost from €470,000. Larger families will go for four-bedroom houses of 165sq m (1,775sq ft), priced from €577,500.
Design by O'Mahony Pike allows for mix in the design of houses and apartments and is contemporary in style; working as a foil for the classic lines of existing buildings.
Large bay windows, terraces, sun rooms and balconies frame views of surrounding parkland and provide good natural light.
Eden's location in Blackrock is another major attraction; it is close to the city centre, the river and the South Ring Road network, yet has a distinctive village atmosphere.
Standard features include oak kitchens with granite worktops and splashbacks. Cream high-gloss kitchens with quartz worktops are a feature in the duplex units. Appliances are also included and houses have a utility with washer/dryer as part of the sale. Smart fireplaces fitted with a gas fire insert are also standard in houses, while flush electric fires are fitted in some duplexes.
Bathrooms come with high-spec sanitary ware, including large shower heads, heated towel rails and floor tiling. Wardrobes are fitted in bedrooms.
Duplexes come with large terraces to fit a table and chairs and ceilings are higher than normal. Two surface parking spaces are provided with houses and one space for duplexes. Terraced houses have private back gardens which will be landscaped, while duplexes have the use of a communal green space.
Completions in this phase are scheduled for early next year and a few could be ready to move into by late December 2006, according to the selling agents.
