Dun Laoghaire/from €875,000: Empty nesters trading down are likely to be in the queue for the last apartments going on sale today in Pavilion II, the final phase of the Scott Tallon Walker designed development on Dún Laoghaire's seafront which includes cafés, shops and the Pavilion theatre.

Prices start at €875,000 for two-bedroom units in the scheme which is being sold through Gunne New Homes where Shane Daly is handling enquiries. There are just 10 apartments left and these are in a new building which fronts onto Marine Road and incorporates the recently opened Hughes & Hughes bookshop and Costa Coffee. A very large duplex penthouse, which includes the round "top" of the building, is still under construction and will be sold at a later stage.

Apartments at the front of the building, which catch the evening sun, have views to Dún Laoghaire harbour while those at the back have sea views beyond the grounds of the Royal Marine Hotel towards Scotsman's Bay. Of the 10, four are two-bed apartments and six have three bedrooms. All are larger than average and are designed for owner-occupiers rather than investors, with well planned layouts and a tremendous amount of storage space in full height, oak-fronted cupboards in each hallway. The two-bedroom units have 98sq m (1,055sq ft) of space, while the three-bedroom apartments have 105sq m (1,130sq ft). Floor-to-ceiling windows in the livingrooms and some bedrooms make each unit feel exceptionally light and spacious, while even the one unit that faces the old Dún Laoghaire shopping centre is appealing because it's quiet and has two decent bedrooms and a third that would be ideal as a home office. Each unit is different but all have large livingrooms leading through to open-plan Italian-style kitchens; bathrooms stylishly tiled in mosaic, with extra room for shelves, and big bedrooms with good wardrobe space.
