The first phase of the long-awaited Pavilion apartments in Dun Laoghaire, Co Dublin, goes on sale from plans today through Sherry FitzGerald.
Prices will range from £210,000 for one-bedroom units up to more than £1 million for eight four-bedroom penthouses, due to be released at a later date.
The 20 apartments on sale this week can be bought off the plans at the Royal Marine Hotel in Dun Laoghaire. There will be a total of 96 apartments when the entire scheme is completed next spring. The first 20 apartments are expected to be ready for occupation by next October, according to the selling agent. This is an unusual scheme, in that a municipal theatre, gymnasium and a 1,500 sq ft retail unit is planned for the ground floor of the building. Cork businesswoman Freda Hayes is to open her first Dublin Meadows & Byrne store here and the Pavilion is expected to become the centre of cultural activity in this busy ferry-port town. As one would expect, the views over Dun Laoghaire and Scotsman's Bay are likely to be magnificent from the upper floor apartments and these units will obviously carry a premium price. The smallest apartment, a one-bedroom 688 sq ft unit, costs £210,000. Two-bedroom apartments of 840 to 975 sq ft start at £265,000. The penthouses measure between 1,600 and 2,000 sq ft and will cost from about £1 million when they are released later this year.
One of the attractions is that all the apartments will have an outside space. One-bedroom units have a 125 sq ft balcony and those with the two-bedroom apartments have 160 sq ft of balcony space. Two-bedroom units also have a small balcony off the main bedroom.
Windows in the Pavilion apartments are a fine compromise between the aesthetic and the practical. They are UPVC on the outside for protection from the damp sea breezes while the interior frames are of natural timber.
Not all the apartments have sea views. Some overlook an inner courtyard, which will be landscaped by the developer. The apartments will be served by lifts, while penthouse apartments will have exclusive lift access. With the DART, ferry terminal and the attractive yachting environment of Dun Laoghaire literally across the road from the Pavilion apartments, this scheme should generate considerable interest.
