The second phase of Linnetfields, a Menolly Homes development near Clonee, Dublin 15, is being sold this weekend. The company has already built more than 1,700 houses in the area in over two years, and is pitching prices low to achieve high volume sales.
There are 110 units in this phase aimed at first-time buyers: 58 two-bedroom apartments with 750 sq ft will be priced from £135,000 and 20 two-bedroom townhouses with 750 sq ft will cost from £145,000.
The development will also include 20 three-bedroom townhouses with a floor area of 1,050 sq ft priced from £163,000 and 12 four bedroom semi-detached houses with 1,300 sq ft selling from the plans at around £185,000.
The first phase of 135 homes released last July sold out in two weeks. Agent Ross McParland says that the majority went to first-time buyers. The agent expects this phase to be ready for occupation next February.
Most of the units come with standard features such as fitted Shaker-style kitchen units, ceramic tiling and all of the units are painted one colour throughout.
The townhouses have tongue-and-groove flooring upstairs and concrete floors downstairs. One row of 10 townhouses has gardens and driveways and the rest have parking bays. They also have side and back boundary fencing and a levelled and seeded rear garden.
Linnetfields is a short drive off the Navan Road and a five-minute drive from the M50 ring road. Blanchardstown shopping centre is also a short drive away.
