Charming south Dublin home in need of sensitive upgrade

A five-bed semi-detached house in Palmerston Gardens built in 1914, with fine period features, for sale through Sherry FitzGerald

Number six Palmerston Gardens is a roomy five-bedroom home that has oodles of charm and period features aplenty.

The house has a fine hall, with high ceilings, a parquet floor and a lovely Arts and Crafts staircase. A few steps up, before the stairs turn, there is a phone booth to the right, for when telephones were static and privacy valued.

The house is in need of a sensitive upgrade. It was sold new in 1914 for £670 to a family called the Gillespies. The present owners have been in situ since 1964.

The reception rooms retain many original features, including ceiling coving, picture rails, doors and architraves. The doors have brass finger plates and lovely brass door handles

The livingroom is the nicest room in the house, well proportioned with a wide bay window, obscured somewhat by its net curtains, and an elegant fireplace with a brass hood, primrose yellow inlaid tiles and a mahogany mantelpiece.

Interconnecting doors lead through to the diningroom, another fine-sized space that has a copper-hooded fireplace and a door that opens out into the lovely, old-fashioned garden. Cobbled paths border flower beds, a palm tree and a large lawn that is in need of some TLC.

The kitchen is to the rear. It is another fine-sized room but is the space most in need of modernisation. A large picture window overlooks the garden. Adjacent to the kitchen is a good-sized pantry that could be incorporated into the original footprint adding light on two sides. The back door opens into a covered side passage that could be opened up to give the garden a more southerly aspect. To the front is a narrow garage.

Upstairs there are five bedrooms but the next owner may want to reconfigure them to make a bigger family bathroom.

The master bedroom is above the drawingroom and also enjoys a big bay window. To the front is a small double. There are two more good-sized doubles and a small box room as well as a separate bathroom and toilet. The rooms need wardrobes and perhaps an ensuite in the master bedroom. Some owners on the road have also extended into the attic.

According to the property price register, number two, a four-bedroom detached home sold for €1.86 million in February 2012. Number 26, a five bedroom box-bay redbrick, sold for €1.085 million in July of the same year.
