OUT-OF-WORK builders might be interested in an opportunity in the south of France, where two sites 20 minutes' drive from Carcassonne in the Languedoc region are for sale.

The sites are in a vineyard village, Villeneuve Minervois, and come with full planning permission for three-bedroom, three-bathroom architect-designed villas.

The sites cost €72,000 and €75,000. They are being sold through Irish agent Ciaran Mannion of rtfrance.com.

The villas can be built by a Montpellier-based developer or the adventurous can self build; alternatively, investors could opt to buy completed villas, which come with a private swimming pool, for €255,000 and €285,000.

The sites are in a development called Carcassonne Golf, where 25 traditional villas have already been built.

Rtfrance.com estimates that the villas could be rented for over €400 a week in low season and €735 a week in peak season.

The village of Villeneuve Minervois has narrow cobblestone streets and hilltop vistas. Prices in the Languedoc region, with its Mediterranean resorts and good vineyards, have risen in recent years says Mannion but at less that €3,000 per sq metre, are lower than in traditional Riviera hotspots.
