ALVERSTOKE, A four-bedroom detached Edwardian house on 0.5 acres in Foxrock, is set for auction through Lisney on July 9th with an AMV of €3 million.

The roomy 341sq m (3,680sq ft)house was built in the attractive Arts and Crafts manner which can be found in several houses in this area of Foxrock.

Situated near Foxrock Church on the same side on the Bray Road, Alverstoke is well set back in tree-surrounded gardens. Its leaded windows and dipping red eaves make a pretty picture when it comes into sight at the end of a curving avenue.

Entrance through a dark blue hall door brings you into a perfectly preserved square hall with original dark wood panelling, brick fireplace and wide window conjuring up winter evenings with tea and toast in front of a roaring fire. The beautiful space opens into a large drawingroom through unusual doors which seem part of the panelling; one slides and the other folds back.

This room has ceiling beams, leaded corner windows and an angled chimney breast, with the original fireplace surround replaced by an Adams-style one.

Another large reception room has an original timber fireplace. Like many houses in this style, the staircase and connecting passage are at the back, leading to the kitchen areas.

The owners, who have lived here for many years, joined the house to the double garage which is at right angles to the main house and built above it, thus adding an extra wing and accommodation, mainly consisting of a large room with a round fireplace and maple floor, that is ideal for teenagers and parties. Future owners might decide to convert the double garage below to make more bedrooms.

The original kitchen is quite small by today's standards but it is connected to a large sittingroom which could be transformed into a very large kitchen breakfast room for a family.

Upstairs there are four bedrooms with many original features and a recently converted family bathroom.

A conservatory links the downstairs to the wing and various offices including a laundry room.

Outside in the front garden is a beehive bomb shelter and the back garden is large enough for a tennis court and it is enclosed by tall hedges.
