QRE is seeking more than €1 million for an own-door office suite at The Mall at Beacon Court in Sandyford, Dublin 18.
Suite 34 extends to 300sq m (3,230sq ft) over three floors and also comes with four underground car-parking spaces and a roof terrace.
It is being sold with vacant possession and was recently refurbished to include floor- to-ceiling glazing, open-plan and cellular office space, and a new air-conditioning system.
Based on recent lettings, Suite 34 could expect to rent for about €85,000 a year which would reflect a net initial yield of 7.9 per cent.
Given the quality of the asset it’s likely to appeal to owner-occupiers or pension investors.
