Block has 4,181sq m over seven floors, including new penthouse level

A refurbished office block, originally designed by well-known Irish architect Sam Stephenson in 1972, is back on the letting market with agent DTZ Sherry FitzGerald quoting rents of €532.80 a sq m (€49.50 a sq ft).

The One Building, not far from Dublin’s “Silicon Docks” on Grand Canal Street in Dublin 2, has 4,181sq m (45,000sq ft) of space spread over seven floors, including a spectacular new penthouse level.

It also includes 44 underground car-parking spaces which DTZ says are available to rent at €3,500 a space per annum. Floor plates range in size from 361sq m (3,890sq ft) to 676sq m (7,280sq ft) while the penthouse level has 440sq m (4,740sq ft).

The redevelopment was overseen by Neil Burke Kennedy of NBK Architects and the result is a meticulous renovation which sensitively conserves the character and clean lines of the original design while also delivering modern open-plan office space with great views of the city centre.

The building, which now has a BER B2 rating, has been stripped back to its concrete frame and the look is “industrial-garage” style. This is mixed with Italian concrete wall panels and custom terrazzo floor tiles. Solar-glazed windows fill the space with light while other modern features include new lifts and fire systems, a basketball court and shower and changing areas.

The block's owner, developer Chris Jones of Jones Investments, paid €4.8 million for the One Building in 2013. It has invested €7 million in its refurbishment equating to €155 a sq ft.

Jones Investments redeveloped the nearby Dock Mill on Barrow Street which was sold to Google in an off-market deal late last year. It acquired the cut-stone warehouse in 2013 for a bargain €1.3 million, spent €1.4 million refurbishing the 997sq m (10,734sq ft) of space and then sold it to Google for €13 million.

Ellier Developments, a company controlled by Jones and Francis Rhatigan, developed the Facebook headquarters on Hanover Quay in 2008. It has a strong track record of delivering high-end office accommodation to technology clients.

The One Building has excellent transport links with the Dart at Grand Canal, a five-minute walk away, and plenty of bus routes into the city centre passing nearby.
