Development Site: An apartment site beside the proposed Spencer Dock development in the Dublin docklands has come on the market through Hamilton Osborne King.
The 0.53-acre site, which is expected to fetch in excess of €6 million when it goes to tender next month, has full planning permission for a development of 4,720 sq m (50,806 sq ft) including 58 apartments, a retail unit of 163 sq m (1,755 sq ft) and 53 car-parking spaces. The agreed scheme has been designed by top architects O'Mahony Pike.
The site is located at the corner of Sheriff Street and East Road, near the IFSC. Much of the area between the IFSC and The Point Depot is due to be redeveloped over the next decade though the pace of the building programme will be largely dictated by the demand for both apartments and offices.
Virtually all the development currently under way in the docklands is centred on the southside of the Liffey where most of the activity centres around Grand Canal Harbour.
