Taylors Three Rock Hotel at Grange Road, Rathfarnham, Dublin 16, goes for sale by tender on December 12th through Dublin estate agent Morrissey's.

Rory Browne of the agency is quoting a guide price of €750,000 for what is a substantial licensed hotel extending to more than 3,267sq m (35,168sq ft) and standing on a site of 1.05 acres.

The complex includes a public bar, lounge, kitchen and function room on the ground floor.

Upstairs there are two further function rooms, 10 bedrooms, an office and staff changing rooms. The business is amply serviced by storage accommodation at basement, ground-floor and first-floor levels.

Morrissey’s says the sale provides a unique opportunity to further develop what is a lucrative food, beverage and entertainment business in an area with a high density population.

There are 70 car-parking spaces at the front of the premises.

The agents say the property also has considerable alternative use because of its zoning “to protect and improve residential amenity”.
