Partially built residential Dublin 9 site close to DCU goes on market for €2.5m

Site has full planning permission for 11 four-bedroom houses and 31 apartments

A partially built residential development close to Dublin City University in Dublin 9 comes on the market today through agents Hooke & MacDonald with a guide price of €2.5 million.

The site extends to 0.47 of a hectare (1.16 acres) and is located at Stormanstown on the Ballymun Road adjacent to the junction with Collins Avenue and Glasnevin Avenue.

The plot previously formed part of the ESB lands at Stormanstown and has full planning permission for 11 four-bedroom houses and 31 apartments.

Hooke & MacDonald says that construction had commenced under a previous planning consent and the basement car park and ground floor slab were already in place. The new permission provides for 11 four-bedroom terraced houses extending to 136 sq m (1,464 sq ft) located at the rear of a three and four-storey apartment building fronting onto the main road.

Courtyard

The other elements of the scheme will be 16 two-bedroom apartments, seven three-bedroom units and eight one-bedroom homes. The planning permission provides for a landscaped central courtyard and car parking at basement level.

Hooke & MacDonald says the site provides a unique opportunity to re-start construction particularly as the expensive of excavation and construction of the basement areas had already been completed.

Alternatively, a new owner might well decide to use the site for student accommodation given its close proximity to DCU.
