Investments: Two Georgian buildings overlooking Fitzwilliam Square are for sale by tender through Ganly Walters. An Bord Altranais has decided to dispose of its interconnecting offices at numbers 31/32, with the buildings expected to achieve over €10 million.

The two are four-storey over basement buildings. Located on the south side of Fitzwilliam Square, they extend to 798sq m (8,590sq ft), and include cellular and open-plan office space.

They retain most of their original Georgian cornices and ceiling roses, but the buildings have a lift service to all floors, an extremely rare feature in this type of building. They also have a bow window feature over the entire back boundary of the buildings.

The appeal of properties as an investment is enhanced by a double mews site, which can be accessed off Pembroke Street Upper. There is planning permission in place for a mews extending to 428sq m (4,600sq ft).

An Bord Altranais, the regulatory body for the nursing profession, has maintained both properties to a high standard throughout. It has occupied the buildings since the mid-1980s when it moved from Fitzwilliam Place, leasing them initially but then buying them in the early 1990s.

Its work has grown significantly in recent years, forcing it reluctantly into a decision to relocate to larger offices in Blackrock.
