Office buildings in Dublin 2 sell above guide

Georgian office building on Upper Fitzwilliam Street and mews building on Pembroke Lane sell for almost €1.7 m

Finnegan Menton has secured almost €1.7 million – €200,000 above the guide – for a Georgian office building at 13 Upper Fitzwilliam Street and a mews building on Pembroke Lane in Dublin 2.

The well-maintained house has an internal floor area of 353sq m (3,800sq ft) and will be occupied by the new owners, an Irish company. The 65sq m (700sq ft) coach house is let on a 35-year lease at a rent of €10,000 per annum.

It is used as stores and a workshop and retains all the original features, including flagstone flooring and original hayloft.

Nicholas Corson of Finnegan Menton said that with a shortage of good quality rental space now evident in the Georgian market, he expected rents to shoot up more than €323 a square metre (€30 per sq ft).
