New office block in Citywest business park comes to market

First of two new properties will be ready for fit-out in May at €296 per square metre

The first of two new office blocks with an overall floor area of 10,683sq m (115,000sq ft) at Lake Drive in Citywest Business Campus in west Dublin comes on the letting market this week at rents considerably lower than those for new buildings in the city centre.

Joint agents JLL and Cushman & Wakefield are quoting a highly competitive rent of €296 per sq m (€27.50 per sq ft) for the first of the two blocks, number 3009, which extends to 4,903sq m (52,775sq ft) and be ready to move into this May. Similar office space in the city is typically available at €592 per sq m (€55 per sq ft).

The new block will have many high specification features including four-pipe fan coil air conditioning, suspended ceilings, raised access floors and all the other features normally found in a Grade A office building such as a LEED Gold and Ber A3 energy rating.

165 car-parking spaces

An unusually large number of car-parking spaces – 165 – will be available at €800 per space. Citywest is served by an excellent public transport system not least of all a Luas service which provides a direct connection to the IFSC in the city centre.

Citywest has been a major success for developers Davy Hickey with no fewer than 150 companies currently based there. To complete its overall plan, the company is shortly to release for sale the first phase of a residential development in Citywest Village.

A range of three- and four-bedroom houses will recapture some of the features of houses in old Dublin villages such as red-brick facades, granite sills and slate roofs.
