Naul site with potential for nursing home for €1.5m

Planning permission for a 110-bedroom nursing home has been granted

Established nursing home operators may be interested in a site that has just come on the market in Naul, Co Dublin, with planning for a 110-bedroom nursing home.

Hora Property is seeking €1.5 million for the site, which is about 0.73 hectares (1.8 acres) and sits within the new Castle Manor housing development in Naul.

Planning permission was granted for a nursing home comprising 110 single bedrooms in July 2020 on the site, in Naul village, which is zoned “RV” under the Fingal Development Plan 2017-2023. This zoning indicates that development of the site must “protect and promote the character of the rural village and provide a vibrant community in accordance with an approved local area plan and the availability of physical and community infrastructure”.

The permitted scheme is laid out over two floors with surface car parking, while all bedrooms are single occupancy.

Dublin market

Agent Aidan Hora says the site is likely to appeal to an established nursing home operator, given the lack of available trading nursing homes within the Dublin market.

Naul is a small village at the northern edge of Fingal, in north Co Dublin, home to fewer than 600 people. It is close, however, to the M1 and 35km from Dublin city centre, and has a large catchment from areas including Ballbriggan, Swords, Oldtown, Garristown, Ballyboughal and Stamullen.

There has been some activity in the nursing home market of late. Back in May, French operator Orpea agreed to buy the FirstCare collection of nursing homes from businessman Mervyn Smith in a deal understood to be worth more than €100 million. This has positioned it as one of the largest private players in the sector in the State.

Meanwhile, in September, it emerged that Scottish nursing home group Morrison Community Care is planning to build a 111-bed nursing home close to Marlay Park in Dublin. It is Morrison’s first project in Ireland.
