Large four-storey over-basement has permission for luxury home and apartments


A fine Georgian house at 15 Merrion Square North, Dublin 2, with planning permission to convert it into a luxury home and develop a five-storey apartment building to the rear, goes on sale from today through Cushman & Wakefield at a guide price of €4 million.

According to John Donegan of the selling agents, other uses likely to be considered would include residential or an embassy, boutique hotel or educational facilities. The planning permission allows for the development of a new five-storey building fronting on to Denzille Lane to provide four new apartments and six surface car parking spaces.

CBRE is seeking €1.4 million for two adjoining retail buildings at 51-52 Bolton Street, Dublin 1, and a site at the rear with planning permission to develop a five-storey apartment block facing on to Henrietta Place.

The sale will include two retail units rented by Subway and Flynn Signs under a short-term annual lease of €20,500.The first floor of the building is also available and can be converted into apartment use. Two further overhead floors are in separate ownership. There is out line planning permission for the five-storey, 860sq m building to the rear to accommodate seven apartments.
