Kildare site with full planning for 204 homes seeks €9.5m

Newbridge land comes with approval for 98 houses and 106 duplexes and apartments

Developers looking to target first-time buyers, as well as those trading down, in an area within commuting distance of Dublin are expected to vie for a site which has just come to the market in Co Kildare.

The ready-to-go development site has full planning permission for 204 homes at Ballymany, Newbridge, Co Kildare, and is being brought to the market by joint agents DNG New Homes and DNG Doyle at a guide price of €9.5 million.

The 6.76 hectare (16.7 acre) site benefits from planning permission to develop a large scale development of 204 new residential homes, comprising 98 two, three and four-bedroom houses, and 106 one, two and three-bedroom duplexes and own-door apartments. The site also has permission for a creche.

The Ballymany Strategic Housing Development (SHD) site received a full grant of planning on November 23rd, 2021, under the reference ABP-311040-21.

Designed by JFOC Architects, the scheme includes a number of green areas, and in total will have about 0.82 hectare of public open space. The apartments and duplexes are designed with own-door access, and each of the seven standalone blocks are low rise and laid out over three floors.

The scheme is designed so that the majority of the houses are laid out over two floors, with a small number of three-storey semi-detached and end-of-terrace four-bedroom homes.

The design also includes the construction of a new, single-storey creche, extending to about 442sq m and incorporating an existing cottage and sheds.

It’s expected that when completed, the Ballymany development will cater for numerous segments of the sales market, including first-time buyers in the main, but also those trading down from larger homes.

Location

The site is well located and is minutes from a host of local amenities including Newbridge College, Whitewater Shopping Centre and the Curragh Racecourse, and benefits from easy access to the M7 and Newbridge Train Station. Travel times from Newbridge to Dublin Heuston Station range from 25 minutes (direct) to 40 minutes (multiple stops). Naas is 15 minutes by car and Kildare is 10 minutes by car. The Luas red line car park at the Red Cow is about 25 minutes by car.
