Housing sites at Clontarf and Howth Road

The renewed interest in infill residential sites on the outskirts of Dublin city should ensure the early sale of two development opportunities at Dollymount Avenue in Clontarf and Howth Road.

Joint agents CBRE and McCabe Auctioneers are quoting a guide price of €2 million for a site of 0.47 of a hectare (1.16 acres) off Dollymount Avenue with planning permission for 14 houses.

A short distance away Bobby Geraghty of Hunters Estate Agents is guiding €1.75 million for a redevelopment site of 0.57 of a hectare (1.4 acres) fronting on to the coastline at 778/782 Howth Road, which is to be sold by tender on December 4th. AIB financed the acquisition of the site by developer Bernard McNamara.

The owners of the Clontarf site have been granted a planning permission extension until the end of August 2017.

The scheme provides for 12 semi-detached homes, one detached and the reinstatement of a further house. Thirteen of the houses will have four bedrooms and extend to 250sq m, while the remaining unit will have two bedrooms and a floor area of 120sq m.

The site is in a popular suburban location with good access to public transport.

The Howth Road site was bought during the boom by McNamara with the intention of building 10 to 12 mid-sized houses. It includes three derelict houses and is well located along the coast road with clear views over Bull Island.

It is within five minutes’ walk of the Dart station at Kilbarrack, and is serviced by a regular bus service to the city centre. The walkway along the coast is particularly popular all year round with pedestrians and cyclists.
