Colliers International are expecting strong interest in a mixed-use Georgian investment at Herbert Place in Dublin 2 which is for sale by private treaty at €2.4 million.

The two mid-terrace, three-storey over garden level Georgian buildings at 14/15 Herbert Place come with a mews and parking to the rear. The houses have been particularly well maintained and retain many original features including attractive cornicing, ornate fireplaces and ceiling roses.

Number 14 has three recently refurbished apartments, two of them with one bedroom each and the other with two bedrooms.The upper floors of Number 15 are in office use. The mews to the rear, accessed from Herbert Lane, has been substantially refurbished and provides modern office accommodation. There is also a creche on the garden level of both buildings.

The two houses are producing a rental income of €150,405, according to Stephen Conway who calculates that the next owner will get a 6 per cent return on their investment after allowing for standard purchaser costs of 4.46 per cent.
