Building let to office tenants including Adare Cosmetics and Grafton Recruitment

One of the best presented Georgian houses on Dublin’s Fitzwilliam Square, number 26, goes on the market today with a guide price of €2.35 million. Michele McGarry of Colliers International is handling the sale of the beautifully maintained house which has an overall floor area of 418sq m (4,500sq ft) and with most of its original period features in place.

The building is currently let in its entirety to office tenants including Adare Cosmetics and Grafton Recruitment at an overall figure of €92,000.

The new owner will have an opportunity to increase the rent roll from next September when Grafton Recruitment who occupy most of the space (262sq m/2,820sq ft) are due to move out. Colliers estimate that this volume of space should attract a rent of around €110,000. There are six rear car-parking spaces.

Colliers recently handled the sale of two other houses on Fitzwilliam Square, No. 40 which sold for €2.1m and No. 3 which made €2.45m. Both were bought by international investors.
