Georgian market continuing to attract new owners keen to avail of much reduced values

Dublin’s Georgian housing market is continuing to attract new owners keen to avail of the much reduced values. Joint agents Colliers International and Mervyn Feely & Associates have secured €2.45 million – €800,000 above the guide – for 43 Fitzwilliam Square.

The mid-terrace building has an overall floor area of 401sq m (4,413s q ft) and is partially let on short leases providing a rental income of €70,000. A parking area to the rear can accommodate 10 cars and has obvious potential to accommodate a mews facing on to Laverty Court.

Michelle McGarry of Colliers said that there were more than 30 viewings of the house and several offers for it. The main interest was split between investors and owner-occupiers and there were also a number of parties considering converting the house into residential use.
