Bought by an investor in 2014, the Georgian building is now refurbished and ready to let

A newly refurbished Georgian office building at 7 Lower Fitzwilliam Street, Dublin 2, is expected to be of interest to a range of companies when it goes on the letting market this week through Browne Corrigan Chartered Surveyors.

The same estate agents sold the house in 2014 to a UK-based private investor who has since upgraded all the floors and installed new bathroom facilities. The offices are bright and well laid out with large interconnecting rooms at hall and first-floor levels. There is car parking to the rear.

The letting agent is quoting a rent of €140,000 per annum – €375 per sq m/€35 per sq ft – which, according to Robert Corrigan, will give the new owner a return of about 10 per cent on his investment.
