An infill redevelopment site in the heart of the rejuvenated Barrow Street in Dublin’s south docklands will be of interest to a range of developers, investors and potential owner-occupiers when it goes on the market today.
Jill Horan of Savills is quoting in excess of €2 million for the part two-storey warehouse building at 15 Barrow Street which extends to 0.23 of an acre (0.09 of a hectare). It is likely to be considered an excellent development opportunity for a trendy warehouse open-plan office or studio or for a stylish gymnasium or fitness centre.
The property has a residential zoning under the current Dublin City Development Plan and also and has a positive planning precedent with a historic grant of permission for eight two- and three-storey news houses and 600sq m (6,458sq ft) of light industrial building or general media use.
Though the permission has now expired the selling agents believe it sets a good precedent for a similar scheme.
The warehouse is being sold on behalf of Dublin Sanitary Disposal Ltd, a company currently for sale through the public accountancy and technology firm Crowe Horwath. In the meantime, Dublin Sanitary is to occupy the premises under a two-year lease agreement at a contacted rent of €100,000 per annum with a 12-month break option.
Jill Horan said the premises would undoubtedly attract considerable attention because of its close proximity to so many national, European and international occupiers on Barrow Street.
