Agent CBRE is guiding a price of €3 million for a residential development site with full planning permission for a bespoke apartment scheme in Ringsend, Dublin 4.

The subject site is occupied currently by a two-storey commercial premises extending to 750sq m (8,070sq ft). The site is bound by York Road to the north, Ringsend College to the east, residential units to the west and additional industrial units to the south.

The plot is zoned “Z1” – Sustainable Residential Development under the current draft of the Dublin City Development Plan 2022-2028, with a zoning objective “to protect, provide and improve residential amenities”.

Ringsend itself is well connected by public transport with numerous bus routes including the C1, C2 and 47 providing links to Dublin city centre and the greater Dublin area. Grand Canal Dart station is located within a 20-minute walk of the subject site, offering ready access to the Dublin Bay area.

Additionally, the subject site is located within 1km of the Luas red line, providing an onward connection from the city centre to as far as Saggart in west Dublin.
