Study suggests Knocknacree Road plot could accommodate four houses or 12 apartments

Developers involved in the delivery of accommodation aimed towards the upper end of Dublin’s private residential sector (PRS) and owner-occupier market will be interested in the sale of 1 Knocknacree Road in Dalkey. The property, which occupies a prime location at the Ardeevin Road junction adjoining the railway line and overlooking Sorrento Road and Nerano Road, is being offered to the market by Robert Colleran Property Consultants at a guide price of €2 million.

The subject property, which is conveniently located less than 600m to the south of Dalkey village, occupies a site of 0.08 hectares (0.2 acres) and is zoned as ‘Objective A – Residential’. The existing house is a large two-storey structure of 185.5sq m (2,000sq ft).

A town planning appraisal prepared by Hughes Planning & Development Consultants suggests the site could accommodate an infill development of a contemporary design and comprising a terrace of three to four large townhouses or 12 apartments, subject to compliance with the local development plan.
