RedevelopmentSite: An attractive infill site is available in south Dublin along Roebuck Road, Clonskeagh. Currently occupied by two homes, but with adjacent planning permissions, the site could make over €3.5 million, according to the selling agent Billy O'Sullivan & Associates.

Numbers 68 and 70 Roebuck Road aret opposite St Killian's School in Dublin 14 and will be sold by public tender later this month. The 0.165 hectare (0.4-acre) combined site could be further developed with two new homes or the existing houses demolished and replaced with an apartment development of 17/18 units, subject to planning permission.

A pair of semi-detached two-storey 1950s houses with attached single storey garages sit on the site. Together they have a road frontage of about 32 metres.

Number 70 has two reception rooms, a kitchen/breakfast room, three bedrooms and an attic conversion. It has about 165sq m (1,780sq ft). Number 68 is a similar unit.

Left and right of these two houses there is planning permission for two more houses. At number 68, the planning permission allows for a detached two-storey house of 129sq m (1,388sq ft) while at number 70 the planning permission allows for a detached two-storey house of about 98sq m (1,050sq ft).

Clearance of the site and the construction of apartments would be an alternative, but fresh planning would be required.

The location close to UCD would make the apartment option particularly attractive, says the selling agent. "This attractive site could suit a small developer/investor or indeed someone looking for an immediate start-up situation utilising the refurbishing of the two houses and building the two units for which there is planning permission," says the agent.

The site and buildings go to tender on November 24th.
