Well-located commercial property investments of under €5 million have never been so scarce in Dublin. That is one reason why there is likely to be considerable interest in an entire freehold building at 22 Upper Baggot Street, Dublin 2, which is for sale through Hamilton Osborne King. The guide price is €2.75 million.

The Irish subsidiary of the Swiss global investment bank, UBS, is leasing part of the second floor of George's Quay Plaza, the 11-storey landmark building facing the Custom House in Dublin. The letting means that there is only 1,562 sq m (16,813 sq ft) of accommodation still available in the huge complex. The bank will be paying €473 per sq m (€44 per sq ft) under a long lease negotiated by Jones Lang LaSalle for the Cosgrave Group and CB Richard Ellis Gunne for the bank. UBS is joining other international financial companies at George's Plaza, including DeLage Landen, a subsidiary of Rabo Bank, the German bank Saschen LB, and Pioneer Investment Management.

€1.25m for Dublin 4 commercial in prime location

Druker Fanning & Partners expect to secure over €1.25 million for a commercial premises in a prime Dublin 4 location which goes to auction on October 13th. The 465 sq m (5,000 sq ft) premises is located on Shaw's Lane at the Haddington/Shelbourne Road end of Bath Avenue. The two-storey building has been used as a showrooms, warehouse and offices. There is car-parking on site and a loading bay.

€3m for bar and four acres near Clongoweswood

One of the longest family-run bars in the country, The Royal Oak, near the entrance to Clongoweswood College in Clane, Co Kildare, is to be sold at auction on October 14th. Susan Kirk of Coonan Estate Agents is quoting over €3 million for the business and four acres which offers scope to redevelop the building. The bar has retained all its old world features and charm.

Brittas Bay farm of 88.5 acres with sea views for €3m

A seaside farm of 88.5 acres at Ardanairy, Brittas Bay, Co Wicklow, has come on the market through agent Elliott & FitzGerald asking over €3 million. The land has stunning views along the coast and, according to the agents, it has potential for recreational and sporting facilities. It has an extensive frontage to the beach and a purpose-built hangar. The property is located midway between Wicklow and Arklow and close to the European Golf Club grounds.

West Dublin freight building sells for over €2m

A five-year-old freight building of 1,285 sq m (13,832 sq ft) owned by Staffords at Merrywell Industrial Estate in Ballymount, west Dublin, has been sold for over €2 million for an owner-occupier. Quinn Agnew handled the sale.

Martin Lydon is buyer of 4.5-acre RTE site for €20m

Dublin-based housebuilder Martin Lydon has emerged as the purchaser of the 4.5-acre RTÉ site at Collinswood, Beaumont, north Dublin which fetched around €20 million. He is due to lodge a planning application to build about 150 apartments on the site which was sold by CB Richard Ellis Gunne.

Galway bar, restaurant and guesthouse for €4m

Galway agents O'Donnellan & Joyce is quoting a guide price of €4 million for Padraicin's (????) bar, restaurant and guesthouse which faces onto Furbo beach. It was developed six years ago and had a turnover last year of €???. The business goes to auction on October 22nd. The same agent expects to secure around €2 million for the 13-bedroom Lochlurgain Hotel at Salthill which is also to be auctioned on October 15th.

Meanwhile, DTZ Sherry FitzGerald and Sherry FitzGerald Kavanagh in Galway are quoting a guide price of ??? for the Cottage Bar\The Continental at Lower Salthill in Galway. The sale also includes two houses at 72 and 74 Lower Salthill which can be demolished under an existing planning permission and replaced by five two-bedroom apartments. The three properties are for sale by tender.

Also in Galway, DTZ is also to sell a three-storey commercial building with a goods lift at Middle Street.
