€2m sought for business centre in Dublin

Offers in the region of €2 million are being sought for the Camden Business Centre at Camden Row in Dublin 2, which is for sale on the instructions of Ken Fennell of receivers Kavanagh Fennell.

The price equates to about €110 per sq foot when six on- site car parking spaces are taken into account.

The part two- and four-storey block has an overall floor area of 1,678sq m (18,061sq ft) and is wrapped around a central courtyard.

The building is currently being run as serviced offices by Premier Business Centre on behalf of the receiver.

Virtually all the space is currently occupied on a short-term basis. There is a passenger lift servicing the upper floors as well as two sets of stairs.

The fit-out in the offices includes raised access floors, suspended ceilings with recessed light fittings, canteen facilities and tea stations, and a mixture of open-plan and cellular offices.

The office block is located at the rear entrance to Dublin Institute of Technology on Kevin Street and directly opposite St Kevin’s Park.

Michael Healy of Savills, who is handling the sale, said it was extremely rare that a medium-sized, modern office block in the centre of Dublin came on the market at what was clearly a knockdown price.
