€1.65m for office block in centre of Dún Laoghaire

Another office block at the Adelphi Centre in Dun Laoghaire is to be offered for sale at a heavily discounted price.

Property consultants HT Meagher O'Reilly are seeking €1.65 million for Block B, a five-storey building with 1,805 sq m (19,428 sq ft) of offices and 41 basement car parking spaces.

It is expected to be of interest to both "savvy investors" and owner occupiers prepared to avail of the dip in values to refurbish the interior before putting it back into use.

The selling agents say that because of its highly accessible location it is also likely to be considered for alternative uses such as residential, student accommodation, educational, medical or leisure. Originally built in the 1980s, Block B has regular shaped floor plates extending to 361 sq m with windows on all side and a central core with toilet facilities. The layout suggests that further subdivision would be possible. The building is served by two lifts.

Some years ago planners granted permission for the block to be converted for mixed use with retail facilities on the ground floor, offices at first and second floor level and three floors of apartments. The adjoining Block A was redeveloped in a similar fashion in recent years.

Block B forms part of the larger Adephi Centre complex which comprises seven office buildings arranged around a central courtyard area and sharing a common basement car park.

Separately agent Lisney is looking to sell or lease three adjoining interlinking blocks formerly occupied by Ericsson. The buildings have a floor area of 5,783 sq m (62,247 sq ft) and are for sale at €4.95 million.
