Gunne Residential is seeking offers in excess of £275,000 for Proby Cottage, a villa-style Georgian house on Killiney Road, Co Dublin, opposite the Killiney Towers apartment complex. The 2,000 sq ft house is for sale by private treaty, but may be offered for auction early in the new year, should a buyer not emerge before then, according to selling agent Robin Palmer. Reputed to be one of the oldest houses in Killiney, the double-fronted house is single storey to the front and two storeys to the rear. Currently laid out as a two-bedroom house with four reception rooms, the accommodation could easily be reorganised to allow for more bedrooms.

It is an ideal house for entertaining. The two principal reception rooms - a large formal drawing-room and an equally big dining-room - both have high ceilings and period details.

In the main bedroom, cupboard doors open to reveal a very well fitted en suite bathroom with a large Jacuzzi bath and new tiling.

The kitchen-cum-breakfast room has French doors opening on to a sunken patio that is a real sun-trap, thanks to its westerly orientation. There are gardens on two sides. While Proby Cottage needs some updating, according to Mr Palmer, its size and location makes it ideal for families trading up.
