DUBLIN 17: FROM €195,000:WITH FIRST-TIME buyers slowly but surely coming back into the new homes market, Walls Developments is to offer them another option today when they release for sale 20 one and two-bedroom apartments at Northern Cross on the Malahide Road in Dublin 17.

Agent Hooke MacDonald is confident that by cutting prices by up to €125,000 per apartment, they should have an early sell-out of the current phase. One-bedroom apartments with a floor area of 47sq m (505sq ft) are priced from €195,000 while the two-bedroom units with 60 to 80sq m (650 to 860sq ft) of space will be available from €235,000.

Unlike most new homes going on the market, these apartments are in a vibrant new town centre that is set to grow and prosper over the coming years. More than 300 other apartments have been occupied in recent years along with the Hilton Dublin Airport Hotel and a range of retailers, including Meadows Byrne, Insomnia, Fresh, Java Republic, Beauty Hair Salon and Moreland Dublin Boutique.

A purpose-built crèche is operated by Giraffe childcare while a range of offices are rented by high profile firms such as JP Morgan, Bank of Ireland, Experian and Cerner. Further cafés, restaurants, pharmacies and other specialised shops are also in the pipeline.

The selling agent says that residents of Northern Cross will be within walking distance of a new Dart station due to open later this year at Clongriffin. This service will also take travellers in the opposite direction to Malahide, arguably the most charming town in north Dublin with its great choice of bars, restaurants and shops.

The overall layout of Northern Cross is impressive. It has an excellent mix of facilities, strong urban designs and attractive landscaping to give it a distinctive look.

Equally, the apartments have also been cleverly designed and fitted out for comfortable living. Rooms are bright and spacious, and many of the units are dual-aspect with good-sized balconies overlooking either landscaped courtyards or a park.

Kitchens are fitted out with Italian-style wall and floor units with rich dark wood veneer worktops and a mix of stainless steel electrical appliances, including a built-in oven, electric ceramic hob, extractor hood and an integrated fridge-freezer and a washer-dryer. Bedrooms with en suites have equally good fittings, including heated towel rails.

The developers, PJ Walls, is one of the longest established construction and development companies in the Dublin area, having been in business for 57 years.

At a time when other developers are facing an uncertain future, PJ Walls is here for the long haul.
