The Ross McParland agency is suggesting a guide price of £350,000-plus for a detached five-bedroom house at 61 Orpen Green, Stillorgan, which goes to auction on April 14th. Developed by O'Dwyer Nolan in 1989, Orpen Green is an attractive housing scheme adjoining the grounds of St John of Gods, on Stillorgan Road. It lives up to its name by having a six-acre communal green at its centre with the added benefit of residents' tennis courts.

Number 61 is one of about 10 detached houses occupying the best position, on an elevated site, giving them nice views over the rooftops to Dublin Bay. It is a spacious family house with around 2,300 sq ft of accommodation, including three reception rooms and a conservatory. The largest of these is a 20 ft long livingroom with an impressive Victorian-style fireplace and a deep box bay window.

There is also a formal diningroom and a study, or den, with double doors opening into the conservatory. The biggest room in the house is the kitchen-cum-diningroom, which has a very good range of pale oak units, and an attractive linoleum floor with a decorative border.

Off the kitchen is a long, galley-style utility room with a door to the back garden. Upstairs, the five bedrooms radiate from a wide landing lit by a Velux roof light. There are three double bedrooms and two singles, and all share a good-sized family bathroom. The attic can be accessed via pull-down ladder from the landing. The back garden faces south and ends in a high old granite wall. A large, brick-built shed could be converted into a small studio or office, subject to the necessary planning permission.
