WEST DUBLIN: FROM €145,000:THE FIRST three-bedroom homes in recent years to be offered for sale in the Dublin market for under €200,000 are being launched this weekend at Adamstown, the new town under construction near Lucan in west Dublin.

Developer Castlethorn is introducing drastic price cuts to shift not only the stock of three-bedroom duplex homes but also a range of one and two-bedroom apartments and three and four-bedroom townhouses. Selling agent Leahy will be showing the new homes from 3pm to 5.30pm on Saturday and Sunday next.

The three-bed homes, priced at €199,950, have a floor area of 103sq m (1,100sq ft) on the two top levels of the four-storey block. The entrance level accommodation includes a combined kitchen-diningroom with a balcony off it. A spacious lounge to the front extends the full width of the building and also opens on to a balcony. There is also a bathroom and storage facilities on the same level. The upper floor has three fine bedrooms, one of them en suite, as well as the main bathroom.

Also going for sale are fairly similar three-bed houses on the ground and first floor which are priced at €235,000. One of the advantages of these homes is that they have a rear garden.

Surprisingly, the two-bedroom duplex apartments with 92sq m (990sq ft) and a selling price of €210,000 cost slightly more than the cheapest three-bed houses.

Castlethorn also has a small number of one and two-bedroom apartments available at €145,000 and €190,000.

For those needing more space there are three-bedroom townhouses of 111sq m (1,195sq ft) from €260,000 and four-bedroom townhouses from €340,000.

Like other developers, Castlethorn is including electrical appliances in all the kitchens as well as tiling in the bathrooms and en suite walls. Kitchen walls are also tiled.

More than 1,200 of the planned 10,000 homes in Adamstown have already been sold. A railway station on site is also functioning as well as two primary schools and a secondary school.
