Foxrock: €2.2m:The owners of 12 Kelston Park in Foxrock were one of the first residents in this major development off Leopardstown Road when it was built seven years ago. As they bought at the plans stage they were able to make some changes so that their house is unlike other similar looking ones in Kelston.

The biggest difference is upstairs, where instead of five bedrooms and a small bathroom they asked for four large bedrooms, one with an en suite and a large family bathroom.

They also changed some other specifications, going for more luxurious bathroom fittings than the standard ones and opting for an upmarket Christian kitchen.

The house, which has 228sq m (2,450sq ft), is being sold because the owners are downsizing and is on the market through Lisney with an asking price of €2.2 million. A similar sized house in Kelston sold last year for €2.4 million but these, as everybody knows, are different times.

There are three reception rooms, one to the left off the good-sized hallway plus two other interconnecting rooms to the right.

The eat-in kitchen is well planned and designed for a family with space in the breakfast room area for a large dining table, plenty of storage and, via French doors, access to the patio.
