A charming period estate cottage in Ashford, Co Wicklow is for auction by Raymond Potterton on May 13th with a modest guide of £100,000. Clonroe Cottage was very sympathetically extended some years ago so that it is now on two levels although the extension was so seamless that it all looks original.

There are two bedrooms, both good-sized doubles and a bathroom at hall door level. As both were originally the cottage's living accommodation, they have their original flagstone floors and large fireplaces. A ladder in the hall leads up to a tiny sleeping area in the attic which has its own window. Down a steep flight of granite steps is the more recent part of the house. It is a large reception room with French windows opening out onto the garden, an enormous open fire, Wicklow jail flag stones similar to those upstairs on the floor and a large window that is similar in style to the ones in the rest of the house. Off the far end of the room, is a dining area and, beyond that, a very small kitchen.

The house is up a dirt road in a quiet cul-de-sac and the south facing garden has been well cared for and enjoys lovely views. The cottage dates from around 1850 and, as it was an estate cottage, it has some grand details not usually found in more modest cottages such as sash windows with shutters and the attractive entrance porch. Renovation is definitely required if this very attractive cottage is to become a comfortable home although all the basics are very much there.
