FOXROCK: €1.05M: A LOOK AT the listings on myhome

FOXROCK: €1.05M:A LOOK AT the listings on myhome.ie for houses in Foxrock shows the range on offer in the southside suburb. There are nearly 50 houses for sale from a six-bed on Kerrymount Avenue on over half an acre for €3.75 million to a small three-bed in a terrace in St Brigid's Park for one-tenth of that price at €375,000.

For a small suburb built around an old village that’s quite a range of prices and house types. And these are the houses on the open market; there are several quietly with agents or withdrawn from the market and now rented until the market picks up.

Number 18 Brighton Place, a five-bedroom detached house, is for sale through Owen Reilly, at €1.05 million, a price which reflects the drops seen in the suburb.

The house is in a well-tended and established red brick estate built in the mid-1990s off Brighton Avenue where prices were once well over €2 million.

Built by Mark McInerney at a time when sites weren’t carved up so tightly, Brighton Place is a small cul-de-sac built around a large green that’s clearly been enjoyed by neighbourhood children and the houses have good front and back gardens.

Number 18 is well laid out over 201sq m (2,164sq ft) with five bedrooms, one en suite, a good-sized eat-in kitchen and three reception rooms.

The house feels spacious and bright with views of the mountains through a large picture window in the upstairs landing.

The owners bought eight years ago. The original layout specified a forth reception room or small study to the front but this is now a room-sized entrance hall instead and it works really well. However, new owners could easily reinstate the reception room if needed. The layout is family-friendly. The livingroom connects to the back diningroom through double doors and in turn this has a door into the kitchen.

On the other side of the house is the playroom and, off the kitchen, a utility room.

There’s off-street parking for two or three cars to the front although parking doesn’t seem to be a problem in the estate.
