It's all about the garden at Rockall

AN unremarkable house with a very large garden in the heart of Foxrock in Dublin 18 has come on the market through Lisney asking €2.25 million.

Called Rockall, the dormer bungalow stands on a site of just over 1.5 acres of grounds. It’s part of The Birches development off Torquay Road, a cul-de-sac of lavishly extended houses and groomed gardens set behind electronic gates.

Rockall can’t compete with its neighbours for extravagant design and new owners will need a lot more than the purchase price to refurbish it in keeping with the rest of the cul-de-sac.

There could be scope to demolish and start again, or to build more than one house on the site, subject to the necessary planning permission.

However, speculative builders are not as active in the market as they once were and finance is almost impossible to get for this kind of redevelopment so Rockall is likely to be seen only for its potential as a home rather than an investment.

The house is set back from others in the cul-de-sac and is reached via a long tree lined driveway.

An abundance of trees creates a great sense of privacy, and the fact that the property adjoins the grounds of Foxrock golf course also adds cachet.

Inside, it’s spacious and bright, with two good-sized reception rooms, a study and a sizeable kitchen with a pantry leading off it. The first of the bedrooms is on the ground floor with the remaining three sharing a bathroom on the upper dormer floor.
