ADARE: €1.9M:THE price tag of €1.9 million for 8 The Demesne in the grounds of Adare Manor in Co Limerick might seem unusually high in the current market but the selling agent, Des O'Malley of Sherry FitzGerald O'Malley, reckons the exclusivity of the location will generate interest.

He says that while property in the grounds of Adare Manor comes on the market infrequently – on average two to three per year- – when they do they tend to attract interest. He recently sold a number of sites there priced between €700,000 and €800,000 in the grounds.

That said, this five-bed 450sq m (4,840sq ft) house on half an acre has been on the market since 2007, when the original price of €2.8 million proved to be too much for the market. Just reduced by €900,000, it has never been lived in.

It is beside the Robert Trent Jones Sr-designed golf course and has three reception rooms, a lavish kitchen, cloakroom and a study downstairs while upstairs, four of the bedrooms are en suite, two have walk-in wardrobes and there’s a big main bathroom.

It was built on one of 19 sites on which buyers developed their own home that were sold some years ago. The sites were sold for prices ranging from €650,000 to €1.5 million.

A VICTORIAN lodge on eight acres in mature woodland overlooking Glandore Harbour in Union Hall, west Cork, has also had a price cut, from €950,000 to €650,000. Arda Hunting Lodge, which comes with its own separate two-bedroom tower, is being sold by estate agent Charles McCarthy.

The renovated two-bedroom house has a quaint country cottage feel but lots of modern touches including solar panels on the roof.

There are two receptions rooms – a sittingroom with a period fireplace, a diningroom with a gas-fired Rayburn and a kitchen with stone flooring. The main bathroom has period fittings, a bidet and a heated towel rail. One of the bedrooms has a period fireplace. The detached tower has two bedrooms and a bathroom.
