KILDARE: €2.7M:A WORKING stud farm in the centre of Co Kildare's bloodstock industry is to be offered for sale through Maynooth estate agents Coonan Real Estate Alliance.

Susan Kirk from that agency is quoting in the region of €2.7 million for the 180-acre Herbertstown Stud at Two Mile House, Naas, which has been owned by an Irish consortium for the past 13 years.

The guide price equates to around €15,000 per acre, a realistic enough figure given that the stud farm is exceptionally well located half way between Naas and Newbridge and only three miles from the Curragh.

It has been run as a stud farm for more than 20 years and is particularly well laid out to allow for the safe and efficient handling of livestock. There are 21 boxes in all and scope to extend the number if necessary.

New owners may well choose to build a good family home on the farm – at the moment there’s only living accommodation for staff. This includes a single-storey groom’s cottage with sittingroom, kitchen and three bedrooms. There is also a one-bedroom flat in the yard as well as a staff canteen and office.

Close by there is also an eight-bay hay shed, an all-weather lunging ring and a horse walker.

The stud is approached through electric gates along a lengthy avenue past post and rail paddocks to the yard and staff accommodation.

The farm has mature beech trees. The attractive, cut-stone courtyard has a lawn in the centre and an ancient chestnut tree which adds to the character of the place. The land is divided into 12 divisions, all serviced by an internal road system.

Herbertstown Stud is likely to attract interest not only from people in the bloodstock industry but also equestrian sports.

With that in mind, the consortium has secured planning permission for a range of equestrian facilities as well as eight houses and four apartments.
